Asbestos Inspection

“Why should I get an Inspection for my home I suspect has Asbestos?”

As the World Health Organization states,

“The term “asbestos” designates a group of naturally occurring fibrous serpentine or amphibole minerals with current or historical commercial usefulness due to their extraordinary tensile strength, poor heat conduction, and relative resistance to chemical attack. The principal varieties of asbestos are chrysotile, a serpentine material, and crocidolite, amosite, anthophylite, tremolite and actinolite, which are amphiboles

Why is asbestos a problem?
It is estimated that currently about 125 million people in the world are exposed to asbestos at the workplace. According to WHO estimates, more than 107,000 people die each year from asbestos-related lung cancer, mesothelioma and asbestosis resulting from occupational exposures. One in every three deaths from occupational cancer is estimated to be caused by asbestos. In addition, it is estimated that several thousands of deaths can be attributed annually to exposure to asbestos in the living environment.
Below is a list of documents reflecting WHO’s assessment of the risks of the different forms of asbestos and WHOs’ technical directions and recommendations for the elimination of asbestos-related diseases.”

“Asbestosis is a chronic lung disease characterized by a scarring of lung tissues, which leads to long-term breathing complications. The disease does not have a cure.”

Refer to the hyperlink above to read further into asbestos related information.

With that being said, it is clear that asbestos will create future health problems with you and your loved ones, risks being lung cancer and asbestosis, a disease that creates scarring of the lung tissue and prevents lungs from absorbing oxygen. The Inspection we carry out is safe and hassle-free, providing a professional stand-point on your property. Keep your family and visitors alike safe with our Inspections and feel safe again.
*All of our reports comply with Australian Standards.

It’s no secret that asbestos is extremely hazardous to our health, it has been documented by the World Health Organization and it was the catalyst for one of the largest global clean up campaigns ever conducted. Although a large majority of asbestos may have been sighted and removed, there is always the chance of Asbestos still remaining within your home, causing damage to the health of you, your loved ones and any friends whom frequent your property.

It is therefore highly recommended, and should be compulsory to conduct an Asbestos Inspection within older properties, homes, businesses and outbuilding alike. Although the substance has been banned nationally within Australia, any homes suspected to be built prior to the year 2000 should be inspected and reported upon to ensure you are free and safe from these dangerous fibers.

When a Building Inspector conducts an Asbestos Inspection he will locate problem areas and the investigation and analysis begins, if your property is found to contain Asbestos, our report will identify the kind, amount, areas of concern etc.. so you can have clarity and a better understanding giving you Peace of Mind.

In addition to reporting on any suspected asbestos we have the means to highlight lead in paint, which is also a hazardous chemical that has since been banned from use.

ASBESTOS INSPECTIONS SYDNEY

It has been reported that Sydney and the ACT have a “grossly mismanaged” asbestos situation that requires immediate attention.

The commonwealth issued a $1billlion concessionary loan in order to buy back any asbestos affected homes within the ACT, furthermore there has been evidence that loose-fill asbestos insulation had been transported to St Ives and Northern Sydney which has consequently made homes within these areas targets for inspections and removal.

Olden style homes around Sydney have been nicknamed “The Asbestos Belt”, calling out for public attention to the issue and a call to action to be made.

A professionally written report can save you thousands of dollars on home repayments and decrease the time of your mortgage term by many years, a simple inspection worth $300-$600 dollars, depending on the size of your home, in the long term can save you over $100,000 in interest and repayments by initially negotiating a better deal from the results of our report.

Example:

Let’s do the math on that claim, Mr & Mrs Smith wish to borrow $600,000 for a nice home that they have had their eyes on for some time now, at the standard rate of 4.75%. Their repayments would be $783/week and they would pay a grand total of $1,032,408 on the assumption that interest rates stay fixed. Their total interest they were charged would be $432,408. The total time of the loan was stated at 30 years. By paying weekly, they knocked a massive 5 years 7 months off of the total. Now, let’s say they managed to haggle a further $40,000 off the price due to our Inspection and defects/damage/termites found; they managed to save a grand total of $69,075
